What You Will Be Doing -Prepare cost estimates, construction budgets and construction schedules.
Inspect worksites.
-Determine material, subcontractor and labor requirements.
-Participate in pre-construction meetings.
-Coordinate and direct all on-site activities of employees, sub-contractors, craftsmen, tradesmen and vendors to ensure that the goals and standards are met.
-Ensure that jobs are completed on schedule and on budget.
-Review invoices and timesheets to ensure accuracy and compliance with contract terms.
-Ensure timely and effective communication with the PM concerning all aspects of the project.
-Constantly measures the performance of subcontractors and implement strategies to ensure quality, compliance and timeliness. Take responsibility for proactively eliminating claims.
-Anticipate potential challenges/issues with work interference, schedule difficulties, constructability, staffing, etc.. Proactively develop solutions and implement corrective plans/actions.
-Manage project costs, schedule and forecast labor, material & equipment on a monthly basis.
-Maintain written, daily log and progress photos of all activities on the jobsite.
-Always promote the highest level of professionalism and ethics.
-Provide leadership in training Assistant Superintendents, Field Engineers, Foreman and Field Crews on procedures and construction methods and actively participates in the improvement of construction.
-Build and maintain positive, respectful relationships with all owners, subcontractors, owners reps, architects, engineers, suppliers, inspectors, and other employees assigned to the project.
-Always promote the highest level of professionalism and ethics.
What You Need for this Position - High School Diploma required (any additional experience is definitely a plus)
- 5+ years of GC-level experience in multifamily construction
- 3 years' minimum supervisory experience as a Lead Superintendent on ground up wood frame, and podium projects.
- OSHA 30 safety certification
- Assist with managing subcontractors and have strong leadership skills.
- Must be able to read and decipher construction documents.
- Ability to identify quality workmanship as it relates to building codes, industry standards, and contract documents.
- Ability to draft and generate competent daily reports, delay logs, and other jobsite safety paperwork.
