Opportunity:

The Real Estate and Fixed Asset Controller is a highly visible position that plays a critical role in achieving our overall objective of delivering best-in-class financial reporting and building a best-in-class finance department. The Real Estate and Fixed Assets Controller drives our fixed assets close process with our domestic and international teams and is responsible for developing and executing long-terms plans for how to take our accounting operations to the next level.

 

The Company’s operations has grown significantly over the past several years, and with it, the level of complexity our accounting organization is facing. This role offers a great opportunity to work closely with a wide range of the Company’s domestic and international accounting, FP&A, and tax groups to implement the systems and processes needed to effectively and efficiently scale the Company’s fixed assets accounting and reporting processes. 

 

This role will further allow you to work with a small, agile, and high performing accounting and finance department to develop a broad and deep understanding of the Company’s business and operations that are essential for strong career development and personal growth.

Primary Function of Position:

 

This position will be responsible for establishing and overseeing the execution of the worldwide fixed assets month-end close processes and controls. The Real Estate and Fixed Asset Controller is responsible for establishing the process and controls necessary to ensure the highest quality of financial reporting.

 

The Fixed Asset Team is the primary owner of our asset accounting, fixed assets accounting policies, fixed assets master data, and fixed assets internal and external reporting. The Asset Accounting Team further serves as advisors to the finance department at large to ensure that we have efficient and effective processes in place to record, compile, and report all capital asset related transactions, including close related processes performed by our global finance teams. 

 

Given the demands on the Corporate Accounting Team, the Real Estate and Fixed Asset Controller will need to have strong communication and project management skills, strong accounting acumen, along with having the leadership skills necessary to build strong teams. The ability to analyze problem, think critically to plan and execute effectively while collaborating across teams and locations will be key to success in this role.

 

 

 

 

 

Role and Responsibilities:

 

  • Lead the fixed asset Team in implementing strong processes, systems, and procedures to drive efficiencies and high-quality financial reporting.
  • Own the asset accounting function and ensure accurate accounting of Company's capital assets through asset life cycle management (requisition, recording, depreciation, tracking/count, and disposition) including intercompany related transactions and elimination. Asset accounting includes transactions where the Company is lessor.
  • Anticipate business needs to move fast by surfacing feedback ahead of time to help formulate, prioritize accounting and finance operation requirements and develop processes and controls accordingly.
  • Own the asset accounting process and system improvement roadmap. This includes continuously applying process improvement methodology and mindset to execute meaningful and measurable improvements to the processes over time.  Identify and recommend creative ideas to improve process operations.
  • Own the Company’s Fixed Asset policy (include capitalization threshold, useful life, classification) and provide guidance/trainings to global finance teams.  Conduct research on non-routine/complex asset related matters and prepare accounting memo on these transactions.  Communicate effectively with other stakeholders on the accounting implications.
  • Responsible for establishing necessary processes, procedures and controls, related process and control documentation, and overseeing asset accounting related controls performed by global finance team.  
  • Collaborate cross functionally with other teams (IT, finance, etc.) in system and process implementation projects.  Provide system change requirements, conduct system change blueprint, IT testing, and resolve any issues related to the projects. Provide clear communication to the implementation team on critical path, potential areas of risk related to the accounting, and project status.
  • Responsible, together with the Corporate Accounting department and global finance team to  ensure that we meet our month-end/quarter-end close and deadlines for responsible areas.
  • Lead the close activities including preparation and/or review of journal entries, account reconciliations, management reporting, supplemental monthly reporting schedules and variance analysis.
  • Ensure all internal and external audit requests and SOX testing requests timely and accurately.
  • Lead, develop, mentor, and grow the team to ensure each member achieves his or her personal and career development goals
  • Assist with strategic initiatives/projects and ad-hoc projects as required


 

Skills/Job Requirements:

  • Minimum Bachelor's Degree is Accounting/Finance
  • Minimum 6+ years of public accounting experience and/or industry experience in related fields
  • Experience in asset accounting/corporate accounting including leadership experience is preferred.
  • Certified Public Accountant is required
  • Public accounting experience is required (Big 4 is preferred)
  • Knowledge of SAP (or other large ERP)is preferred.
  • Proficiency with data visualization tools such as Tableau, Power BI, Google Analytics is a plus.
  • Excellent ability to analyze problems, think critically for solutions
  • Superior communication and collaboration skills with the ability to communicate effectively at all levels of the organization; inclusive of written and verbal communications as well as visualizations
  • Strong fundamental accounting knowledge.
  • Ability to build and develop strong teams.
  • Excellent project management skills.
  • Ability to handle ambiguity effectively, oversee multiple projects at once follow-through on commitments.
  • Ability to work productively in a dynamic environment and solutions-oriented
