The Principal Broker's responsibilities include:

Direct management and supervision of the real estate brokerage firm and its real estate licensees; Performance of all of the duties of a principal broker in accordance with HRS Chapter 467 and its administrative rules, as the same may be amended from time to time, which currently require that the principal broker be responsible for the following:

Maintenance of real estate broker's license in good standing with the Real Estate Commission, Department of Commerce and Consumer Affairs, of the State of Hawaii. Maintenance of Company's Hawaii real estate broker's license in good standing and for the preparation and filing of any amendments, extensions, renewals or other required documentation or information with the Real Estate Commission or any other governmental agency that is necessary to do so. Further, you will oversee the submission of all appropriate fees and the preparation and delivery of all necessary documents to the Real Estate Commission by applicable filing deadlines that may be requested or that may be necessary to properly maintain the licensing of the Company. Site visits at all condominium properties where the Company manages the homeowners' association and where the Company operates a resort rental program.

JOB SPECIFIC TASKS

  • Be informed and knowledgeable of laws affecting the Company's business and share such information with licensees and executive committee as appropriate
  • Assist VP CAD with real estate contracts and review all real estate contracts
  • Maintain and renew, as appropriate, all real estate registrations with the State such as for Plan Manager for time share associations, and condominium managing agent
  • Maintain and renew, as appropriate, all real estate licenses for the Company and all licensees.
  • Review and assist in responding to complaints, including RICO complaints
  • Review condominium questionnaires
  • Ensure compliance of operating and reserves accounting
  • Provide counseling to licensees as appropriate and necessary
  • Review property inspection reports specific to property condition and possible building code violations (primarily recommendations for rectification)
  • QC - quality control - spot check client files, signed minutes, accurate disclosure forms.
  • Monitor timely filing of bi-annual condo registration process (every odd year)
  • Monitor timely filing of domestic nonprofit corporate annual registrations
  • Monitor expiration dates of legal documents, agreements and policies
Management Company/Brand Compliance

Learns and embraces management company (Aqua-Aston) culture. Support and compliance with all brand and service standards, labor, operations, safety, and legal requirements.

Education and Experience

Required Minimum:
  • 4-year bachelor's degree in Business Administration, 6 years experience in the management operations, sales and marketing, finance and accounting, or related professional area.
  • Real Estate Broker's License
Preferred:
  • Ability and willingness to work flexible hours including weekends, holidays and late nights.
*Please note this is a Part Time Opportunity, 20 hours per week
