Description:

We are hiring Operations Managers with some Property Manager responsibilities in Hayward, CA. The job is about 80% Operations Manager and 20% Property Manager. This position does require a 3-day expensed travel once a month to San Deigo, CA & Van Nuys, CA.

The "ideal" candidate will have at least seven years of experience working in a mission-critical environment with a heavy emphasis on electro-mechanical engineering work.

The individual must have a fundamental understanding of central plant operations, closely coupled / high-density environmental support systems in high-density data center applications, critical computing environmental experience along with medium and low voltage power distribution, switchgear, open and closed transfer switches, stand-by systems (engine-generator) a rudimentary understanding of uninterruptible power supply systems, etc.

This job will have the following responsibilities:

  • The manager will be responsible for the management of the mission-critical facility management. Their main responsibility is to provide 100% uptime of the mission-critical facilities. Through the following processes:
  • Supporting AT&T's RCA efforts following an event and taking steps to eliminate the source of those events
  • Managing change controls in accordance with AT&T's procedures through the use of SMOPs and AOTS tickets
  • Maintaining Emergency Operating Procedures (EOPs)/Standard Operating Procedures (SOPs) Documentation - Creating/reviewing/updating SOPs/EOPs, providing training to technicians, and monthly reviews
  • Ensuring completion of preventative maintenance and repair work
  • Managing the training and development of their crews
  • Management of the Supplier's workforce - Hiring, firing, disciplinary action, performance reviews, scheduling, training
  • Coordination with third-party vendors
  • Negotiating rates with third-party vendors on behalf of AT&T, writing work orders and purchase orders, approving work orders and purchase orders, approving invoices, auditing invoices
  • Management of the facility operations budget
  • Scheduling of work
  • Managing switchgear testing program
  • Identifying capital projects, participating in the planning, pre-construction, and progress meetings, being DCO representative, ensuring uptime, and ensuring time spent on projects by technicians is charged to capital projects
  • Identifying energy-saving projects
  • Verifying and updating equipment inventories and preventative maintenance routines
  • Writing and/or reviewing Method of Procedures(MOPs) and AOTS tickets
  • Ensure Change Management process and approvals are followed
  • Plan and schedule annual Black Start Exercise
  • Schedule and document monthly generator runs
  • Maintain training plan for each technician, update proficiency tracker
  • Contact for AT&T employees, building tenants, regulators, auditors
  • Oversight of vendor performance (i.e., ensuring that the vendors' performance is in accordance with contract specifications, including meeting with the vendors concerning issues, providing direction, managing budget, providing access, inspecting work, requesting pricing, writing work orders etc.)
  • Cost control

Setting service delivery expectations (e.g., work scopes, quality standards, etc.), covering the following:

  • House Service and Janitorial Services: This includes oversight of the contractors providing house and janitorial services pursuant to its standards
  • Guard Services: This includes oversight of contractors providing Guard Services, making sure that the property is physically secured in accordance with its policies, watching over parking facilities, and other similar activities associated with this type of function and as may be described in more detail at a specific property
  • Grounds Keeping: This includes oversight of contractors providing mowing, tree and shrub placement/removal, landscaping services, snow removal, and other similar activities associated with this type of function and as needed for the appearance and upkeep of exterior property conditions
  • Construction and Contracted Repairs: Oversight of contractors performing construction, repairs, moves, rearrangements, etc. Attending pre-construction and construction meetings, ensuring the facility remains operational with no downtime, providing operational input into construction projects, performing switching operations, providing pilot/co-pilot
  • Coordinating Usage of Building: Supplier shall provide general access to property and/or certain portions of the property and facilitate the usage of same for the benefit of or its personnel
  • Coordinating Building Development and/or Reporting: This includes close coordination with Design and Construction and Planning and/or other organizations involving some facet of building property. This also includes close coordination with external organizations, as may be required by law or by its directive
  • Energy Usage: This includes managing the consumption of energy used by elements of building property to provide environmental comfort and to properly conduct the business in the manner prescribed. Propose energy-saving projects
  • Elevator Maintenance: This includes providing access to Elevator technicians, inspectors, and auditors. Complete visual inspection of elevators
  • Coordination with External Entities: Fire, Police, Utility, EPA, Government Officials, and Code inspectors
  • Miscellaneous Other Services: This includes oversight of mail room services, parking services, fitness rooms, etc.
  • Subleased Space: This includes working with tenants to provide services to subleased space
  • Providing Access: Escorting vendors, inspectors, and auditors. Submitting requests for access cards and keys for subcontractors
  • Communications: This includes holding meetings, Communicating with clients, and building occupants
