SUMMARY

Working under general supervision, Real Estate Leasing Senior Manager develops, refines, and fulfills quarterly and yearly new store goals and quotas for specific markets by evaluating potential sites. The primary business objective of this position is to negotiate timely, complete, and effective leases, which are appropriate to GameStop's store-based profit model. Associate interacts with his or her supervisor several times a week to receive guidance and feedback. Some non-routine activities may require a supervisor's advance approval. This role is generally characterized by a proficient level of enterprise scope and high levels of complexity and independent decision making.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES*

* Responsible for the successful renewal, relocation, and/or termination of all existing leases in designated markets.

* Evaluate the advantages and disadvantages of potential and existing sites, in partnership with the local District Manager(s), Regional Director(s), and/or other internal and external sources.

* Complete detailed visits to potential sites to evaluate demographic alignment with business model and other key components

* Build and maintain a cross-referenced database to compare demographic and market peculiarities of submitted projects, in comparison to existing locations with proven track records

* Complete comprehensive written analyses and reports of comparative data, outlining specific details of demographic findings

* Provide sound recommendations as to whether or not submitted projects or potential sites for GameStop or Tech Brands should be approved, with details as to how the conclusion was reached

* Evaluate and complete a synopsis of the financial impact to the company, return on investment and feasibility of each potential site by completing detailed analyses of all financials

* Work effectively with the legal and construction departments to insure that all approved deals are finalized on schedule, insuring successful openings within the approved budget guidelines

* Gain a thorough understanding of the business model and strategy by proactively collaborating with internal sources. Through a process of continued evaluation, understand the 'drivers' that pre-determine success from a real estate perspective

* Proactively plan six months in advance of lease renewal terms, and acquire all necessary information to make sound decisions. Provide timely recommendations and suggested courses of action to the VP of Real Estate

* Understand the impact of competition on the decision to assume new real estate commitments by analyzing our competitors on a continuous basis, and being attuned to market and industry trends

* Manage relationships in ways acceptable to others and to the organization

* Model the behaviors expected of all GameStop leaders including a drive for results, with a demonstrable bias for action; high levels of emotional intelligence, maturity, and professionalism; giving, receiving and responding to feedback effectively; a consistently high service orientation; and demonstrable commitments to diversity, inclusion, a respectful workplace, and integrity

BASIC AND PREFERRED QUALIFICATIONS (EDUCATION and/or EXPERIENCE)

* Bachelor's degree from an accredited program in business or other related program required although commensurate work experience may be accepted as a substitute if accompanied by a high school diploma or GED

* At least 10 years of experience in organizing, budgeting, and negotiating Real Estate leases, preferably in a retail environment

MINIMUM QUALIFICATIONS, JOB SKILLS, ABILITIES

* Proficient knowledge of various major real estate markets

* Possess financial and mathematical skills sufficient to create detailed financial and demographic analyses and reports

* Demonstrated ability to negotiate contract terms in a forthright, professional, and tenacious manner for the benefit of the company

* Working knowledge of market rents across the United States

* Proficient project planning skills, including the ability to organize, prioritize and control job responsibilities in order to meet deadlines in an environment with overlapping and potentially conflicting priorities

* Demonstrated capacity for gathering and scrutinizing data to identify issues, opportunities, patterns, and sustainable business solutions

* Proficient knowledge of Windows-based business computers and Microsoft Office programs; specifically, Excel, Outlook and Word

* Ability to work collaboratively with others; conducts working relationships in a manner acceptable to others and to the organization

* Proficient relationship building skills, including the capacity to predict and manage behavior, build and leverage cross-functional partnerships within and outside of the organization, and leverage influential leadership

* Expert ability to work under demanding time constraints and production goals

* Proficient knowledge of employee development: talent assessment, competency-based development, motivation and reward

* Ability to effectively recruit, hire, coach, train, develop, retain, and redirect others as needed in order to produce a successful team

* Proficient understanding of conflict management and resolution
