Experience:

  • Candidate should have at least 2 years of corporate multifamily real estate experience or 2 years of on-site property management experience

  • Familiarity with Yardi

Essential Duties:
  • Budgets:
    • Assist with budget process for Property Management - Starting with development of training documents, to reviewing each budget with multiple departments, to submission to investor. Including, but not limited to each duty listed below.
    • Develop supporting materials for budget workshops/webinars.
    • Ensure key components of the budget are received from supporting departments (Tax, Insurance, Marketing, Accounting, Human Resources, etc.).
    • Maintain the budget calendar and budget timeline ensuring compliance with deadlines.
    • Prepare documentation and reporting for various budget review meetings.
    • Host budget review meetings with Asset Management, VP, and Regional Manager.
    • Complete a preliminary review of targeted areas in the budget prior to submission to Asset Management for final review.
    • Ensure company wide initiatives are accounted for in an individual budget, while also verifying disallowed expenses are factored in for each fund.
    • Compile budget packages and appropriate cover letter to submit for investor/client approval.
    • Log budget approvals into Property Management Software.
    • Upload finalized budget packages into SharePoint and maintain the organization of SharePoint throughout the budget season.
    • Coordinate upload of initial proforma.
    • Maintain the transfer of approved budgets into the financial GL budget.
    • Monitor the Support Request database and respond to requests.

  • Transitions (Dispositions, Acquisitions, and Development)
    • Work closely with the Sales, Acquisitions, and Development groups to ensure a successful sale, acquisition or start of a property.
    • Coordinate and conduct weekly transition meetings with multiple departments (IT, Accounting, Construction, Marketing, Training) to gather information and communicate in a timely manner.
    • Setup / Cancel accounts and services including but not limited to national accounts, screening, insurance, lease provider, on-site copier, Property Management Software, Collections, etc.
    • Create rent schedules for new construction, acquisitions, and fee managed properties in coordination with the Regional Supervisor, Asset Manager, Revenue Manager and Marketing Department. Tie the final rent schedule back to the proforma and resolve any discrepancies, when applicable.
    • Ensure all systems, including the Property Management software and Lease Database, are setup and accurate.
    • Support on-site team within first 90 days of acquisition to ensure accurate bookkeeping for the re-proration process.
    • Support on-site team before a disposition, ensuring sales tasks and administrative duties are completed.
    • Prepare mail merged Vendor and Resident notifications for properties when sold or acquired.
    • Prepare thorough Vendor Contract Summaries and review Property Inventories.
    • Prepare and submit new Credit Accounts for new properties.
